Associate

Niti Gajjar is an Associate and Project Architect at Cooper Carry, boasting nearly 20 years of experience in planning, urban design, and architecture. Her diverse work spans various scales—from small-scale site planning and neighborhood revitalization to university campus plans and comprehensive city-level strategies. With a multidisciplinary academic background in architecture and community planning, Niti approaches each project holistically, providing design solutions that consider both stakeholder input and community impact.

In recent years, she has focused on mixed-use, multifamily, and affordable housing developments, leveraging her expertise in contextual analysis, space programming, and construction documentation to achieve successful project outcomes. Niti is deeply committed to neighborhood revitalization, affordable housing, and the adaptive reuse of community assets. Before joining Cooper Carry, she was involved in several HUD-funded initiatives, including HOPE VI and Choice Neighborhoods, and played a key role in projects related to the Low-Income Housing Tax Credit (LIHTC) process through neighborhood planning and public engagement.

Niti earned her Master of Community Planning from the University of Cincinnati and holds a Diploma in Architecture from CEPT University in Ahmedabad, India. She is a Registered Architect in Georgia and is recognized by the American Institute of Certified Planners (AICP). Actively engaged in her profession, Niti is a member of the American Planning Association, the Georgia Planning Association, the National Council of Architectural Registration Boards (NCARB), and the Urban Land Institute (ULI). She recently completed the Center for Leadership (CFL) 2025 program offered by Atlanta ULI. Additionally, she contributes to her local community as a Planning Commissioner and serves on the Zoning Board of Appeals for the City of Duluth, GA.
