Senior Associate

Niti Gajjar is a Senior Associate and Project Architect at Cooper Carry. Promoted to Senior Associate in 2026, she brings nearly 20 years of experience in planning, urban design, and architecture. Her work spans a wide range of scales, from neighborhood revitalization and mixed-use developments to university campus plans and citywide planning initiatives. Drawing on her multidisciplinary background in architecture and community planning, Niti takes a holistic approach to design, balancing stakeholder priorities with long-term community impact.

In recent years, Niti has focused on mixed-use, multifamily, and affordable housing developments, with expertise in contextual analysis, space programming, and construction documentation. Before joining Cooper Carry, she contributed to several HUD-funded initiatives, including HOPE VI and Choice Neighborhoods. She supported projects involving the Low-Income Housing Tax Credit (LIHTC) program through neighborhood planning and public engagement.

Niti earned a Master of Community Planning from the University of Cincinnati and a Diploma in Architecture from CEPT University in Ahmedabad, India. She is a registered architect, an American Institute of Certified Planners (AICP) credential holder, and a member of the American Planning Association (APA), the Georgia Planning Association (GPA), the National Council of Architectural Registration Boards (NCARB), and the Urban Land Institute (ULI). She is a graduate of ULI Atlanta’s Center for Leadership (CFL) program. She serves her community as a Planning Commissioner and member of the Zoning Board of Appeals for the City of Duluth, Georgia.
