A New Vision for a Nature-Oriented Mixed-Use Community

Cooper Carry has transformed a 21-acre former corporate campus into AMLI Brookhaven—a high-density residential and retail destination designed to connect people to nature, transit, and community. Situated near GA-400 and I-285, the site presented complex design challenges, including a stream corridor, floodplain, steep grade changes, and a MARTA rail line bisecting the property. These challenges became opportunities for innovative design, resulting in a walkable site plan that balances density, preservation, and user experience.

The development comprises eight buildings, featuring 650 residential units and 20,500 square feet of retail space, all organized around a central plaza and an enhanced trail system. The site planning establishes a clear definition and intimacy between buildings. At the same time, key public spaces—such as the commercial plaza, residential entrances, and retail patios—are oriented outward to frame views of the natural landscape and connect directly to the creekside trails.

Design Inspired by Georgia’s Landscape

The architectural and interior design of AMLI Brookhaven draws inspiration from the diverse natural landscape of Georgia. The residential buildings are influenced by the Piedmont forest, featuring vertical articulation, shaded overhangs, and a warm, earthy palette of greens, browns, and creams. In contrast, the retail structures showcase low horizontal massing, darker materials, and red accents that reflect the tones of Georgia’s mountain regions.

Everyday Wellness and Connection

Each residential building embodies a distinct regional identity through its interior design, utilizing natural materials, biophilic elements, and vibrant textures. Double-height volumes and integrated water features create moments of drama and connection. Shared amenities include three fitness centers, a resort-style pool with cabanas, coworking lounges equipped with Zoom rooms, and more than five acres of preserved greenspace. Interiors and common areas are designed to blur the line between indoors and outdoors, supporting a wellness-focused lifestyle through seamless integration with the environment.

Targeting LEED Gold® certification, AMLI Brookhaven incorporates environmentally responsible design, energy-efficient systems, and trail-oriented development, enhancing quality of life while minimizing environmental impact.
