The newly renamed Altmore is a mixed-use development that focuses on densifying an existing 20-acre suburban office park, originally designed by Cooper Carry in the late 1970s. Situated just inside the Atlanta perimeter, there is direct adjacency and planned pedestrian access to the MARTA Medical Center station. Our goal was to free up developable land by introducing structured parking, instead of surface parking, in order to facilitate additional uses and establish a defined sense of place.

  • Phase I involves a new six-level structural precast parking deck with approximately 700 spaces, and a planned cast-in-place concrete horizontal expansion for future offices. We are also designing a high-end, nine-story, extended stay Hyatt House hotel, situated on what was once a surface parking area.
  • Phase II will include a four-building restaurant village fronting Lake Hearn, where a two-story office building used to stand. The village will have an urban plaza with a shared arrival space for the village and proposed eight-story office building.
  • Phase III will feature a new multi-family project designed by Dwell Design Studio and Cooper Carry’s Multi-family Studio. All phases will be completed while maintaining full operations in the three existing office buildings onsite (Buildings A, C, and D). These will be repositioned during the Phase II build-out to maximize economies of scale during construction. The project also features a new interior road through the development that has a multi-use trail alongside it to create interconnectivity and a more walkable, bike-friendly environment.

Phase I was completed in 2021 and Phase II is now underway. Phase III is going through design and capital resources procurement.
