Anchored by HCA’s new headquarters for Sarah Cannon Research Institute and Parallon Business Solutions, Cooper Carry led a master plan for this 32-acre project called Capitol View, a mixed-use development in Nashville.
Development partners Boyle Investment Company and Northwestern Mutual envisioned a project that includes up to a million square feet of office space, 300,000 SF of retail including an urban grocery store, and residential units over retail. Northwood Ravin is developing the residential portion of the project.
The Capitol View Master Plan seeks to create active, lively public spaces in a walkable, engaging pedestrian experience. Choice and diversity will be a cornerstone of the mix of uses in Capitol View. The right balance of office, retail, residential, hotel, entertainment, open space, and parking will achieve a 24/7 environment. The plan is designed to utilize parking decks internal to the blocks. The decks are mostly hidden from view by wrapping other land uses around their edges. Almost all streets in Capitol View will provide on-street parallel parking where possible. The master plan also incorporates Nashville’s Greenways and bicycle trail, promoting a diversity of transit options. While the plan provides a vision for the public spaces, streets, and land uses, it is intended to be versatile and accommodate changing market forces to create the best development opportunity for the site.
Cooper Carry developed Design Guidelines for the entire development, worked with the developers and Metro Planning for full entitlement approvals, provided full architecture and interior design services for two blocks of the development, and site-wide wayfinding and signage design services.
