Modera Nations is a new mixed-use development in Nashville, TN, featuring 396 units, two retail spaces, multiple courtyards and outdoor parks, and over 12,000 square feet of amenity space spanning three major buildings. Two buildings have frontage along the Cumberland River, making the development an idyllic escape from the city. Enhancements have been made to the public infrastructure to provide activation to the existing area, including a public promenade between Buildings A and B that provides access to the Gateway public walking trail.
Tying into Nation’s nature-focused surrounding, Building A offers four courtyards, including an amenity pool and a viewing deck for residents to enjoy the scenery. Building B boasts an elevated courtyard as well as the public dog park, pet spa, and bike repair shop. Retail components are integrated into Building C, which also features outdoor seating, a welcome plaza, bike parking, and courtyards nestled into the building planning. Additionally, balconies are a feature of the units, allowing residents easy access to the outdoors. By using energy models, our team improved the building's efficiency, and we were able to reduce costly insulation requirements across all three buildings.
The interior design focuses on a Modern Parisian aesthetic, with tall ceilings, heavy molding, natural textures and elements, and a calm, elevated color palette. There are numerous on-site luxury amenities, including a bowling alley, entertainment kitchen, co-working space that offers a variety of work-from-home solutions, club room, gym with featured cardio and yoga rooms, as well as a spa with two saunas, a cold plunge pool, and luxury loungers. This aesthetic is continuous between all aspects of the project, including the architecture and landscape designs.
